1. What you are agreeing to

By loading a page on this website you accept these terms. If you do not accept them, the remedy is to stop reading; nothing here requires an account, a login or a signature, and there is nothing to cancel.

You may read the pages, run the calculators as often as you like, copy a calculator link with your figures in it, and quote or link to anything here with attribution. You may not present the site as your own, republish it as a lender’s live website, or strip the notices that identify it as a demonstration — those notices are the only thing standing between an illustration and a misrepresentation.

You also agree not to attack the site: no attempts to break it, overload it, probe it for weaknesses, or use it to distribute anything harmful to whoever loads it next.

These terms may change. A changed version replaces this one from the moment it is published, and continuing to use the site is how you accept it. There is no notification mechanism, because there is no mailing list — the site keeps no address to write to.

2. Nothing here is a commitment to lend

Storey Home Lending, LLC is a fictional company written for this demonstration. It has no licence, no lending authority and no ability to extend credit. Nothing on this site is an offer of credit, a pre-qualification, a pre-approval, a rate lock, a Loan Estimate, a Closing Disclosure, or a promise that any particular loan is available to anybody.

The site publishes no interest rates, no annual percentage rates and no rate table. Where a rate appears it is a starting value inside a calculator that you can change, and it is labelled as one on the page it appears on.

No application is accepted here. The forms validate your entries in your browser and transmit nothing; see the privacy policy for exactly what that means.

This is a demonstration website. It carries no NMLS ID and no state licence numbers, because publishing an invented ID in the format regulators actually issue could collide with a real originator’s. A live site would show its company NMLS ID here, alongside each loan officer’s, and link to NMLS Consumer Access.

The calculators

3. What the arithmetic is, and is not

The nine calculators implement published rules and print those rules beside the answer — the Homeowners Protection Act for conventional mortgage insurance, HUD Mortgagee Letters 2023-05 and 2013-04 for FHA annual MIP and its duration, and 38 U.S.C. 3729 for the VA funding fee. Where a figure is an assumption rather than a rule, the assumption is an editable field rather than a hidden constant.

That is as far as it goes. A calculator cannot know your credit profile, your county’s assessment practice, an insurer’s pricing, an investor’s overlay or what an underwriter will decide. Treat the shape of an answer as useful and the exact dollar as a placeholder, and check anything you intend to rely on with a licensed originator working from your actual file.

If you find a defect in the maths, that is a bug worth reporting rather than a matter for this clause. The calculator hub names three that were found and fixed during the rebuild.

Every figure this calculator produces is an illustration. It uses the published rules for amortisation and mortgage insurance, and states its assumptions on the page, but it cannot know your credit profile, your county’s tax assessment or an insurer’s pricing. Treat the shape of the answer as useful and the exact dollar as a placeholder.

4. Content, code and outbound links

The writing, the layout, the drawings, the design system and the calculator code on this site were made for this demonstration and belong to the studio that built it. The statutes, handbooks and mortgagee letters cited throughout are public documents and belong to nobody.

The brand name, mark and colour schemes stand for a company that does not exist. They are not registered marks and no rights in them are asserted against anybody.

Some pages link outward — to regulators, to statutes, and from the footer to the front pages of four social networks. Those destinations are other people’s, run under other people’s terms, and are not endorsed, controlled or monitored here. Following one ends the reach of this agreement.

Liability

5. Provided as it is

The site is provided as it is, without warranty of any kind, express or implied, including any implied warranty of merchantability, fitness for a particular purpose or non-infringement. It is not warranted to be uninterrupted, error-free or continuously available, and it may be changed or withdrawn at any time.

To the fullest extent the law allows, neither the fictional company described here nor the studio that built the site is liable for any indirect, incidental, special, consequential or punitive loss arising out of your use of it, including any decision you make after reading a page or running a calculator. Some jurisdictions do not allow certain exclusions, and where that is so this clause applies only as far as it is permitted.

Nothing in these terms limits any liability that cannot lawfully be limited.

These terms are governed by the laws of the State of Wisconsin, without regard to its conflict-of-laws rules. The office described on this site is in Milwaukee, WI, and any dispute arising out of these terms or your use of the site is to be brought in the state or federal courts sitting in Milwaukee County, Wisconsin, to whose jurisdiction you and we both consent.

If any provision of these terms is held unenforceable, the rest stays in force and the unenforceable part is narrowed to whatever a court can enforce. A failure to insist on any provision is not a waiver of it.
