Floor one
An application that applies
for nothing
Storey Home Lending is a demonstration. It cannot take an application, and this page does not pretend otherwise. What it can do is explain what an application actually is, which six facts legally start the clock, and what the paperwork looks like — which is most of what the first hour with a real lender is spent on.
Floor two
The form, and what it is not
Start a conversation
Nine fields. On a real site this is a first contact, not an application: it asks for nothing that could be used to pull your credit, and it should not. No Social Security number, no account numbers, no documents.
Validated — and nothing was sent.
No application was made, no credit file was touched, no record was written and no request left this page. The entries were checked in your browser and discarded.
The genuinely useful next step on a demonstration site is the arithmetic: theaffordability calculator will tell you which constraint actually binds your budget, and thepayment calculator will itemise what the money goes to.
Floor three
The paperwork, in four piles
There is no way to make this part shorter — only earlier. Underwriting is somebody reading a file against a rulebook, and almost every delay is a document nobody asked for until week three.
Who you are
- Government photo ID
- Social Security number
- Two years of addresses
What you earn
- Recent pay stubs
- Two years of W-2s or 1099s
- Two years of returns if self-employed
What you hold
- Two months of statements for every account used
- Retirement and brokerage statements
- A paper trail for any large deposit
What you owe
- Current mortgage or lease
- Student, auto and card balances
- Any support obligations
Two habits save more time than anything else. Gather two months of statements for every account you will actually use, before anyone asks — and keep a paper trail for any deposit that is large relative to your income, because an unexplained one has to be sourced and that is the single most common late-stage stall. Neither habit costs anything except doing it in week one instead of week four.
Floor four
What would happen next, and who controls it
A Loan Estimate arrives
Three business days from a completed application, on a standard three-page form. Because the form is standard, two lenders can be laid side by side and compared line for line. Keep every one you are given.
Underwriting reads the file
Somebody checks the documents against a rulebook and comes back with conditions — questions, usually about sourcing money or explaining a gap. Answering them the same week is the whole art of a fast file.
An appraiser and a title company do their work
Two third parties on their own calendars. A lender does not control either of them, which is exactly why this site publishes no closing time: the honest answer is that the two parties who set the date do not work for the lender.
A Closing Disclosure, at least three days before signing
Read it against the Loan Estimate you were given, line by line, and ask about anything that moved. That three-day window exists so that you can, and it is the most valuable unused right in the whole process.
Questions about this page
- Does submitting this form apply for anything?
- No. Storey Home Lending is a demonstration and accepts no applications. The form validates your entries in your browser and then shows a confirmation. Nothing is stored, nothing is transmitted, and no credit file is touched.
- What legally counts as a mortgage application?
- Under the TILA-RESPA rules, an application exists once a lender holds six pieces of information: your name, your income, your Social Security number to pull credit, the property address, an estimate of the property’s value, and the loan amount sought. That trigger starts a three-business-day clock for the lender to give you a Loan Estimate.
- What is the difference between a soft and a hard credit inquiry?
- A soft inquiry is visible only to you and does not affect scoring models. A hard inquiry is recorded on the report the lender pulls and can affect a score. Scoring models generally treat multiple mortgage inquiries within a short shopping window as a single event, so comparing lenders is not penalised the way repeated unrelated applications would be.
- Why are there only nine fields here?
- Because a first contact is not an application. Nine fields is roughly what a person needs in order to tell you whether it is worth starting one. The full Uniform Residential Loan Application runs to several pages and is not something to fill in before anyone has explained it.
